Community of Caldwell Announces Transformational Downtown Project

A new redevelopment project in downtown Caldwell in Noble County, Ohio is moving forward. Huck Real Estate Holdings, LLC, in collaboration with JobsOhio, Ohio Southeast Economic Development (OhioSE), Noble County, and the Village of Caldwell, today announced the renovation of a building to create new office space for the community.
Gillespie’s retail space will transform 5,400 square feet into four distinct office suites, helping to fuel small business growth and provide much-needed office space for the community.
“The renovation of the Gillespie building will bring much-needed capacity to create jobs in Caldwell,” said Ohio Governor Mike DeWine. “The new workspace will offer easy interstate access and more than enough parking, which are both big pluses for new businesses interested in investing in the village.”
American Telephone Technologies will be the anchor tenant for the complex, occupying almost a third of the renovated retail space. Rentals will include all utilities except phone and internet.

“This assistance is an example of how some of Ohio’s smallest communities can be positively impacted by JobsOhio’s Vibrant Community Grant,” said JobsOhio President and CEO J.P. Nauseef. “We appreciate the vision and confidence of the community and local partners to establish new suites that will make it easy for future investment in downtown Caldwell.”
Located just outside of downtown Caldwell on State Route 821, the building receives high traffic and has over 150 parking spaces on site. Also on site are over 240 solar panels, producing around 60-70% of the building’s electrical needs.
“We are excited to get this project started creating new opportunities, attracting new businesses and building a stronger community,” said Kyle Huck, owner of Huck Real Estate Holdings.
Designed with flexibility in mind, the office suites will be accommodating for new businesses, who can capitalize on the pharmacy’s existing customer base. Bringing new businesses into the downtown district will be catalytic in reigniting business growth in the community.
“The JobsOhio Vibrant Communities program is a valuable resource to rural Appalachian communities like Caldwell and developers like this one wanting to add value and jobs in local economies,” said Gwynn Stewart, Associate Professor of Community Development with Ohio State University Extension - Noble County, the local economic development organization.
This project is supported by the JobsOhio Vibrant Community Program, which offers competitive grants for development projects that help transform areas within a distressed community. “Eligible projects include mixed-use projects, real estate development projects, and operated shared spaces, that meet the JobsOhio project criteria.
“We’re excited for this project to be realized in downtown Caldwell,” said Matt Abbott, President and CEO of OhioSE. “So many of our communities lack flexible office space. The JobsOhio support through the Vibrant Community Program helped meet the need to bring much-needed services and capacity to the community of Caldwell.”
